A rewire is one of the larger jobs a home will need, and the honest answer to what it costs is that it depends heavily on the property. What follows is what actually moves the number.
The main cost drivers
- Size and number of circuits — bedrooms, bathrooms and kitchen all add circuits.
- Whether the property is occupied — working around furniture and around you takes longer.
- Floor and wall construction — solid walls need chasing, suspended timber floors are far easier to run cable through than concrete.
- How much making good is included — plastering and decorating after the fact is a real cost and quotes differ on whether it is in scope.
- Fittings — a like-for-like socket count is very different from a specification with downlights throughout.
Full or partial?
A partial rewire makes sense where some of the installation has already been updated. If the lighting circuits are modern but the ring mains are original rubber cable, there is no point tearing out sound work. We test first and tell you what genuinely needs replacing.
Living through it
We stage rewires room by room so you are not without power or lighting at the end of a day. First fix takes the cable in, second fix puts the accessories on, then everything is tested and certified together.
